We name the source and the as-of date next to every figure instead of averaging them.

    Market narrative — June 2026

    Dripping Springs is still working through a correction. After several years of rapid appreciation, MLS medians and price indices are running roughly 5% to 13% below year-ago levels depending on which source and segment you look at, inventory has grown, and homes are sitting longer. The trailing-12-month median sale price of about $625,700 sits well below the city-wide median list price near $665,000 — a gap that tells you sellers are still asking more than the market is closing at.

    For buyers that spread is the opportunity. Price reductions are common, and well-prepared buyers are negotiating on price, closing costs, and rate buydowns at the same time. For sellers, the takeaway is pricing discipline: the homes that move are the ones priced to the last 60 days of closings, not to 2022 comps. Well-priced, move-in-ready homes are still selling noticeably faster than the average.

    Where prices are heading

    The single biggest variable in Dripping Springs pricing is supply. More than 8,000 newly permitted lots are in the pipeline across Double L Ranch, Wild Ridge, Headwaters, and the Caliterra expansion. As those homes deliver, new construction competes directly with resale inventory — and builders can discount with incentives in ways individual sellers cannot.

    That is why this page is updated monthly rather than annually. A number from last spring is not useful for pricing a home or writing an offer today.

    New construction update

    Double L Ranch (~1,600+ acres, 2,200+ homes planned near Ranch Road 12) continues phased releases with Highland Homes, Scott Felder Homes, Perry Homes, Westin Homes, and Drees Custom Homes. Note the MUD tax when you underwrite payments there.

    Wild Ridge (283 acres, ~900–960 homes north of Hwy 290) is moving through phased approvals, and Headwaters — 1,000 permitted lots with David Weekley, Dream Finders, Drees, and Taylor Morrison — continues selling later phases around its completed amenity center. The Ranches at Caliterra expansion adds inventory to an already-established community, which is worth watching if you own in older Caliterra sections.
